Kitchen Renovation Costs in Newcastle: What You Actually Pay

Kitchen quotes vary more wildly than almost anything else in building, and it is usually because two builders are pricing two completely different jobs while using the same word.

Three tiers of kitchen renovation

A refresh, $15,000 to $28,000. Same layout, same plumbing, same electrical. New doors and drawer fronts on existing carcasses, or new carcasses in the same footprint, plus a benchtop, splashback and tapware. Nothing structural moves.

A proper renovation, $28,000 to $55,000. New joinery throughout, benchtop of your choice, appliances, some movement of plumbing and power, new flooring, and usually a rework of the lighting. The layout can change within the existing room.

A structural reconfiguration, $55,000 to $110,000 and up. You are taking out a wall, opening the kitchen into the living area, moving the sink to an island, relocating drainage and installing a structural beam. This is where our work usually sits, because the beam and the wall are the parts that need a builder rather than a kitchen company.

What drives the number

Joinery is the biggest single line. Flat-pack sits at the bottom, custom-made local joinery at the top, and the gap between them on a mid-sized kitchen is easily $12,000. Soft-close everything, internal drawer organisers and full-height pantry pull-outs all add up quickly.

Benchtops. Laminate around $400 per linear metre installed. Engineered stone alternatives and porcelain more like $900 to $1,600. Natural stone higher again. Note that engineered stone containing crystalline silica is now banned in Australia, so anyone quoting the old product is not up to date.

Moving the sink. Drainage runs on gravity. Moving a sink two metres along the same wall is minor. Moving it to an island in the middle of the room means cutting the slab, and that is a $3,000 to $8,000 decision on its own.

Removing a wall. If it is load-bearing you need an engineer, a beam and temporary propping. Budget $6,000 to $18,000 depending on the span and whether the beam can sit within the ceiling depth or has to drop below it.

Appliances. Entirely your call, and the range is enormous. We have seen $4,000 appliance packages and $30,000 ones go into identically sized kitchens.

Where people get caught

The two most common surprises are the floor and the ceiling. Pull out an old kitchen and you often find the flooring stops at the cabinet line, so you are now patching or replacing the whole floor. Take out a bulkhead and you frequently find ducting or plumbing that everyone assumed was somewhere else.

We allow for both when we quote, because finding them at week three is how a fixed price turns into a conversation nobody enjoys.

Getting a realistic figure

Ask any builder to separate the joinery, the appliances, the structural work and the trades. When those four numbers are visible you can actually compare quotes and see where to spend or save.
