How Much Does a Home Extension Cost in Newcastle?

The honest answer is that it depends, but that is not much use when you are trying to work out whether to call a builder at all. So here are the numbers we actually quote around Newcastle and Lake Macquarie, and more importantly, what moves them.

What pushes the price up
Site access. If a truck and a bobcat can get to the back of the block, you save days of labour. If everything has to be barrowed through a side gate, you pay for it. This is the single most underestimated cost factor we see.
Your existing footings. A second storey means the existing footings have to carry more load. Sometimes they already can. Sometimes they need underpinning, and that is tens of thousands before you have built anything new.
Roofline complexity. Tying a new roof into an old one is where the cost and the leaks both live. A simple skillion off the back is cheap. Matching a hip roof with three valleys is not.
Services relocation. Moving a kitchen or bathroom means moving drainage, and drainage runs on gravity. If the new location is far from the sewer connection you may need to cut the slab or install a pump.
Finish level. The structure is fairly fixed. The finishes are not. The gap between builder-standard and high-end joinery, tiling and tapware can be 30% of the total.
Where the money goes
On a typical ground floor extension the split looks roughly like this:
- Structure, frame and roof: 30%
- Fit-out, linings and finishes: 25%
- Services, plumbing and electrical: 15%
- Site works, excavation and footings: 12%
- Windows, doors and glazing: 10%
- Approvals, engineering and certification: 8%
That last line surprises people. Engineering, certification and council fees on a Newcastle extension are commonly $6,000 to $12,000 before a single sod is turned.
Getting a number you can rely on
Be careful with quotes that come in far under everything else. Nine times out of ten the difference is not efficiency, it is scope that has been left out, or provisional sums set unrealistically low so the headline number looks good.
Ask for the quote itemised. Ask what is a fixed price and what is a provisional sum. Ask what happens if the footings turn out to be inadequate. A builder who has done this before will have ready answers.
