Realistic bathroom renovation costs for Newcastle and Lake Macquarie homes, why waterproofing is not the place to save, and what changes the price.
A bathroom is the smallest room in the house and one of the most expensive per square metre, because almost every trade has to visit it and one of them has to make it permanently waterproof.
Typical ranges
- Basic refresh, $18,000 to $25,000. Same layout, standard tiles, off-the-shelf vanity and screen, new waterproofing.
- Mid-range renovation, $25,000 to $40,000. Some layout change, better tiling, semi-frameless or frameless screen, niche, quality tapware.
- High-end or structural, $40,000 to $75,000. Moving walls, relocating the toilet, freestanding bath, floor-to-ceiling tiling, underfloor heating, custom vanity.
Those numbers are for a standard main bathroom of roughly 6 to 8 square metres. An ensuite is smaller but rarely proportionally cheaper, because the fixed costs stay the same.
Why the fixed costs are so high
A bathroom needs a plumber, an electrician, a waterproofer, a tiler, a plasterer, a carpenter and a glazier. Every one of them has a minimum charge. In a small room those minimums make up a large share of the total, which is why halving the floor area does not halve the price.
Waterproofing is not optional and not the place to save
Waterproofing must comply with AS 3740 and must be done by a licensed applicator who issues a certificate. It needs curing time between coats, and it has to turn up the wall to the correct height and dress into the floor waste properly.
A failed membrane does not stay in the bathroom. It rots the wall frame, lifts the flooring in the next room and shows up as a stain on a ceiling downstairs. The repair costs several times what the original waterproofing did, because you are now redoing the tiling and the framing as well.
If a quote looks cheap, this is usually one of the places it got cheap.
What adds cost
Moving the toilet. Same problem as moving a kitchen sink. The soil pipe needs fall to the sewer, so relocating a pan often means cutting the slab or building up the floor.
Old houses. Pulling out a 1960s bathroom regularly reveals rusted cast iron pipes, no sarking, and wall framing that has been quietly wet for years. Budget a contingency of 10 to 15% on anything pre-1980.
Tiling detail. Large-format tiles need a flatter substrate. Mosaic and herringbone patterns take far longer to lay. Floor-to-ceiling tiling roughly doubles the tiled area compared to a standard splashback height.
Frameless screens. Custom toughened glass measured after tiling adds both cost and around two weeks of lead time.
Timeline
Allow three to four weeks on site for a standard bathroom. Waterproofing curing time is the main reason it cannot be compressed much further. Anyone promising a full bathroom in a week is skipping something.
The practical advice
Spend on waterproofing, drainage falls and the substrate. Those are hidden and permanent. Save on tapware and accessories if you need to, because they are visible, cheap to swap later and do not damage the house when they fail.
