Newcastle housing stock swings enormously by suburb, and it changes how a job runs. Cooks Hill and The Hill are full of terraces and federation homes, many inside heritage conservation areas where the approval path is a Development Application rather than a fast-track certificate. Mayfield, Waratah and Lambton are largely interwar and post-war brick, generally straightforward to extend. Newer infill around the city and the former BHP land is a different proposition again.

Most of our Newcastle work is alterations and additions on homes people are living in. That means staging the job so the kitchen and bathroom stay usable, sealing the house properly before we open a wall, and keeping a site that people can live around. Local conditions that affect your build

Heritage conservation areas

Cooks Hill, The Hill, Hamilton South and parts of Mayfield sit in conservation areas. That rules out complying development and means a DA, with controls on street-facing changes, materials and rooflines.

Coastal exposure

Merewether, Bar Beach and Newcastle East are high corrosion environments. Fixings need to be grade 316 stainless and metal cladding needs marine-grade coatings, or components fail within a few years.

Mine subsidence

Much of Newcastle sits within a Mine Subsidence District. Certain works need Subsidence Advisory NSW approval on top of council, and it affects footing design. We check this before quoting.

Narrow inner-city blocks

Terraces and workers cottages often have no rear vehicle access. Everything is barrowed through the house or craned over, which is a real cost factor and one that cheap quotes tend to ignore.
